A Holding deposit of £100 is payable on proceeding to apply for a property. The property is then 'held' for you and no other 'viewings' will take place. This deposit is non-refundable if you decide to withdraw from the process at any time. If at any point throughout the referencing process, Neal Associates deemed it necessary that a tenancy could not proceed, the deposit would be refundable.
Once we have received completed application forms we would require payment for our 'Agency fees' to cover the associated costs involved.
Our fee's are as follows: £30.00 per applicant.
N.B: If you are required to have a guarantor, then this person would be classed as an additional 'applicant' and cost a further £30.00. They would be referenced and credit checked also.
A security deposit equivalent to one month's rent will be payable on any tenancy. These funds will be held within a Government approved scheme. We currently use the Deposit Protection Service, further details can be gained from their web site at: www.depositprotection.com.
The deposit is refundable at the end of the Tenancy Agreement provided that terms and conditions of the Tenancy have been adhered to and the property is handed back in a satisfactory and clean condition, with fair wear and tear taken into consideration.
Where pets are permitted then the security deposit shall be increased by £250.
Where smokers are accepted then the security deposit shall be increased by £250.
Applicants on benefits will need to provide a Guarantor for each adult tenant. The Guarantor must be in full time employment or in receipt of a good pension or living by independent means and will be referenced and credit checked in the same way as the prospective tenants, proof of income shall be required.
