Information for Tenants

Below is all you need to know about deposits, credit checking, guarantors and property listings. Our current list of properties can be viewed on this website, if however a suitable property is not available at present it is worth ‘registering’ your details and requirements with us as new properties are regularly becoming available.

Permitted Payments

The following are permitted payments which we may request from you:

a) The rent

b) A refundable tenancy deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above

c) We may also charge for other permitted payments, under the relevant legislation, such as contractual damages

d) Reasonable cost to replace lost keys/security device

e) Payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher

f) Payments associated with early termination of the tenancy, when requested by the tenant

g) Payments in respect of utilities, communication services, TV licence and council tax; and

h) A default fee for late payment of rent

Referencing and Credit checks

We require completed applications forms to be returned to us within 48 hours (excluding weekends) and will agree with you a mutually acceptable completion date (subject to satisfactory references) for the tenancy at the start of the application process

Security deposit

A refundable security deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above. These funds will be held within a Government approved scheme. We currently use the Deposit Protection Service, further details can be gained from their web site at: www.depositprotection.com.

The deposit is refundable at the end of the Tenancy Agreement provided that terms and conditions of the Tenancy have been adhered to and the property is handed back in a satisfactory and clean condition, with fair wear and tear taken into consideration.

Guarantor

Applicants on benefits will need to provide a Guarantor for each adult tenant. The Guarantor must be in full time employment or in receipt of a good pension or living by independent means and will be referenced and credit checked in the same way as the prospective tenants, proof of income shall be required.
