Viewings / Pre Screening and Referencing

Before we can offer you a viewing a pre-referencing credit check will be undertaken to ensure no adverse credit that may affect an application for a tenancy.

In order to do this, we require your consent (by return email), with the full name(s) of all of the proposed Tenants, mobile numbers and email addresses. We will submit this information to Rightmove (RLTS) who will then contact you to complete their form and enable them to carry out the pre-referencing credit check immediately. Viewings will be offered on a first come first serve basis.

If having viewed the property, you wish to make an application it shall be subject to full referencing to include:

  • Affordability – confirmation of employment. If you are self-employed this could include an Accountants reference and 3 months personal Bank Statements showing evidence of income.
  • Landlords reference
  • Right to Rent Check (to complete this Neal Associates Ltd will need to see the original documents and to have met each applicant in person).

All of the above is undertaken by Rightmove (RLTS).

Neal Associates Ltd will require:

  • Proof of Identify (Passport or Photo Driving Licence) – we require the original to make a certified copy which will be kept on our files and have to meet you in person, this can be done at the time of viewing the property if you wish to proceed to an application for a tenancy.
  • Proof of Residency for each applicant: (proof of residency means two original and different documents such as Bank Statement, utility bill, council tax bill, telephone bill etc with the applicant’s name and current address on. The documents must not be older than 3 months, or the most recent version if issued less frequently).

We require our Neal Associates application forms to completed and returned to us within 48 hours (excluding weekends) and will agree with you a mutually acceptable completion date (subject to satisfactory references) for the tenancy at the start of the application process. These forms will be given to you at the point of agreeing to commence formal Full Referencing.

Security Deposit

A refundable security deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above. These funds will be held within a Government approved scheme. We currently use the Deposit Protection Service 'Custodial', further details can be gained from their web site at: www.depositprotection.com.

The deposit is refundable at the end of the Tenancy Agreement provided that terms and conditions of the Tenancy have been adhered to and the property is handed back in a satisfactory and clean condition, with fair wear and tear taken into consideration.

Guarantor

If a guarantor is required, the guarantor must be in full time employment or in receipt of a good pension or living by independent means and will be referenced and credit checked in the same way as the prospective tenants, proof of income shall be required.
