An initial consultation where we discuss in full all aspects of renting out your property and advising on what, if any, works are necessary to be done in order to ensure compliance and presented at its best to potential tenants. Upon request we can arrange the EPC (energy performance certificate), an EICR (electrical installation condition report), PATS/FATS (portable appliance test and fixed appliance test) , a LRA (Legionella Risk Assessment) and a Landlords Gas Safety Certificate to include servicing all gas appliances.

Marketing and finding suitable tenants(s)
Advertising on our own website and Rightmove.co.uk , conducting viewings, interviewing prospective tenants obtaining references. Carrying out Right to Rent checks and proof of identity.
Preparation of all documentation
Arranging for Pat Sure Inventories to prepare the Inventory and Schedule of condition. Preparing the Tenancy Agreement, compliant with current legislation and obtaining signatures. Preparing all paperwork necessary to comply with the law on the handling of security deposits. Collecting the first month’s rent in advance plus a security deposit equivalent to 5 week’s rent and placing on deposit with the DPS (Deposit Protection Service). Issuing Prescribed Information on the day of completion as required by legislation. We Produce Financial Statements with receipted invoices for all monies collected and paid out showing the sum paid direct to your Bank via internet Banking.
We offer far more than just a ‘find a tenant’ service for the Landlord who wishes to have little to do with the day to day handling of the tenancy. Our ‘After Care Service’ enables complete freedom to the absent Landlord. We are equipped to handle any and all requirements for maintenance even to the extent of advising and project managing complete refurbishments. On-going inspections and advice on rent reviews. Maintaining a good relationship with the tenants at all times ensure we are able to quickly and effectively deal with all property and tenant issues, from the mundane to the obscure. The real belts and braces would be our Premium Service which ensures the Landlord receives rent when the Tenant falls into arrears with eviction and Legal costs covered up to a maximum of £50,000. per claim.
End of Tenancy
Not a problem for Premium or Fully Managed services, we will instruct Pat Sure Inventories to attend a check out and prepare a fully documented report. We will, if necessary deal with the smooth return of the Tenants Deposit and negotiate any deductions on your behalf and if necessary deal with any Disputes regarding deductions with the ADR on your behalf.
